New Double-Hung Windows and Patio Doors Provide an Easier-to-Maintain, More Efficient Feel

Built in 2000, this Mooresville home was approaching twenty-five years old, and its original windows and patio-adjacent doors had reached the point where daily use had become a chore rather than an afterthought. The homeowners wanted windows and doors that opened easily and locked securely without a fight, and they were ready for an exterior finish that required less upkeep going forward. Matching the color they already had was also a priority, since a full repaint or trim replacement wasn't part of the plan. 

Working with Pella at the Indianapolis Experience Center, the homeowners replaced every window in the house along with two patio-adjacent doors, choosing aluminum-clad wood units throughout. New double-hung windows went into the dining room, office, dog's room and both bedrooms, a picture window paired with a half-circle transom updated the front of the home, and a sliding patio door and a hinged patio door were added in the great room and office. Every unit was finished in a warm, brown-toned exterior color called Fossil with a bright white painted interior, and the branch reused the home's existing interior trim throughout, keeping the installation efficient without changing the finished look the homeowners already had.

Across the house, the new double-hung windows use insulated glass with a Low-E coating and an argon fill, a combination built to slow down the heat transfer that made the home's older single-pane-era windows harder to keep comfortable. Each window closes with a cam-action lock finished in brown to blend with the frame, a style that pulls the sash tight against the frame as it locks rather than simply latching, which helps keep out drafts along with intruders. 

A sash lift was added to every double-hung unit, a small handle at the bottom of the lower sash that makes it easier to raise and lower the window without prying at the frame. It's a detail that speaks directly to the homeowners' request for windows that opened easily, especially compared to originals that had grown stiff with age. Full screens were ordered shipped separately so they could be fitted after the windows and trim were finished, and the glass throughout was left without a grille pattern, keeping the view out of each room clean and unobstructed.

Rather than ordering a stock size and filling any gaps, each double-hung window on this project was built to its own opening. In the dining room, office, dog's room and front bedroom, two double-hung sashes were factory-mulled together into a single 2-wide unit, giving those rooms a wider expanse of glass without the added cost or complexity of a custom mulled frame on site. The primary bedroom and one of the office windows used tempered glass rather than the standard insulated glass used elsewhere, a safety measure suited to panes that sit closer to the floor or see more day-to-day activity nearby. 

Because every opening in a twenty-five-year-old home can settle slightly differently over time, building to the existing dimensions rather than a catalog size meant less field modification during install and a cleaner fit once the new windows were in place.

At the front of the home, the office window pairs a 2-wide double-hung unit with a fixed picture window shaped as a half circle above it, following the peak of the roofline. Because a picture window doesn't open, it puts the emphasis on glass rather than hardware, and here it works as a transom, letting in extra light above the operable windows below without adding anything for the homeowners to maintain or operate. A frame expander kit was used to help the new half-circle unit fill the existing arched opening cleanly, avoiding the extra carpentry that a mismatched shape would otherwise require.

In the great room, a two-panel sliding patio door replaced the original, with one panel fixed and the other sliding open to vent. The door's glass is tempered for added safety at floor level, and its aluminum frame was finished in white rather than the brown used on the rest of the home's windows, giving the great room a lighter, more contemporary frame around the view outside. A keyed lock on the vent panel adds security when the door is open for airflow, and a sliding screen keeps the opening usable on warmer days without inviting in insects.

Alongside the double-hung windows, the office also received a single hinged patio door that swings in from the right, replacing whatever door had been there before. Its glass is tempered for safety, and the hardware is finished in matte black with a multipoint lock, which secures the door at more than one point along the frame rather than relying on a single deadbolt. For homeowners who specifically wanted doors that were easy to open and secure, a multipoint lock delivers both: one motion to engage several points of contact, without extra hardware to fuss with each time the door is used.

What started as a house full of windows and doors that had become difficult to use is now a home with consistent, easy-operating glass throughout. The double-hung windows open with a lift instead of a shove, the patio doors lock with a single motion, and the Fossil exterior finish gives every opening in the house the same low-maintenance, close-to-original color the homeowners were after. Paired with a wood interior finished in bright white to match the trim that was already there, the whole-home replacement gave this Mooresville house a refreshed look without asking the homeowners to start over on the details they'd already gotten right.
